February 2021 Sarasota County Real Estate Market Update 

February 2021 was a Seller's market! The number of for sale listings was down 70.5% from one year earlier and down 28.6% from the previous month. The number of sold listings increased 33.8% year over year and increased 18% mnth over month. The number of under contract listings was up 0.7% compared to previous month and up 36.6% compared to previous year. The Months of Inventory based on Closed Sales is 0.9, down 78.6% from the previous year.

The Average Sold Price per Square Footage was up 1% compared to previous month and up 21.9% compared to last year. The Median Sold Price was the same as last month. The Average Sold Price also increased by 8.3% from last month. Based on the 6 month trend, the Average Sold Price trend is "Appreciating" and the Median Sold Price trend is "Appreciating".

The Average Days on Market showed a neutral trend, a decrease of 23% compared to previous year. The ratio of Sold Price vs. Original List Price is 96%, an increase of 2.1% compared to previous year.

February 2021 Manatee County Real Estate Market Update    

February 2021 was a Seller's market! The number of for sale listings was down 73.1% from one year earlier and down 27.3% from the previous month. The number of sold listings increased 14.1% year over year and increased 4.8% month over month. The number of under contract listings was up 12.7% compared to previous month and up 35.6% compared to previous year. The Months of Inventory based on Closed Sales is 0.9, down 77.1% from the previous year.

The Average Sold Price per Square Footage was up 6.3% compared to previous month and up 30.4% compared to last year. The Median Sold Price increased by 1.6% from last month. The Average Sold Price also increased by 3.8% from last month. Based on the 6 month trend, the Average Sold Price trend is "Appreciating" and the Median Sold Price trend is "Appreciating".

The Average Days on Market showed a neutral trend, a decrease of 24.3% compared to previous year. The ratio of Sold Price vs. Original List Price is 97%, an increase of 3.2% compared to previous year.
